The appraisal firm of Affordable Appraisals & Inspections, Inc. was started in 2002 by Joel and Theresa Mezerowski.

The Company strengths are experience, education and service. The appraisers have years of combined experience in residential appraising. All appraisers are Registered Trainees or Certified with the State of Florida and in good standing.  We are also approved for FHA appraisals.

Appraisers have extensive knowledge of mortgage lending underwriting guidelines and are on most secondary mortgage market lender approved lists.

The company has 4 home inspectors on site that handle all the same counties as the appraisers.  We are 203K certified and can sign off on FHA reinspections.

The company offers a wide range of real estate appraisal and consulting services as well as home inspection services. Our clients are commercial banks, mortgage brokers, credit unions, lawyers, accountants, real estate agents and individual property owners. The company carries a half a million dollar errors and omissions insurance (E & O), and is a member of the Pinellas County Realtors Association. Client references are available upon request.

Paul Shoemaker is one of the Certified Appraisers with our company.  Mr. Shoemaker is also a licensed Real Estate Broker, Real Estate Instructor, Certified USPAP Instructor, and also on the Appraisal Qualifications Board for the Appraisal Foundation.  Another State Certified Residential R.E. Appraiser is Melissa Mezerowski.

Both Joel and Paul teach classes that include, but are not limited to, New Trainee Pre-Certification (formerly ABI), ABII, FL Law, USPAP, Red Flag Inspections, Environmental Issues, Home Inspection, Blueprint Reading, Completing a URAR, FHA VC Sheet and Public Records Search.  The New Trainee Pre-Certification class is required to become a State Trainee Appraiser.  This class as well as ABII are taught through Appraisal Education Solutions.
